What we like
A stone house organized into several areas: main house on two levels with 1 independent access, complemented by an independent bedroom with en-suite shower room.
Outdoor areas Terraces in terraces, main covered terrace, outdoor kitchen with barbecue, large table for at least 12 people and pool house with toilet and shower.
Heated swimming pool: 10 × 5 meters on a dedicated terrace, equipped with loungers and accessible by a few steps from the house.
Location: The property is located in Callian, in the Pays de Fayence region, in the heart of a 4,400 m² private olive grove. It enjoys a peaceful setting with unobstructed views, yet is only a short distance from the village and its shops.
Please note
Pool security: the pool is secured by an alarm, but for young children it is advisable to keep an eye on it at all times.
The house is set in terraced grounds with several stone staircases linking the different levels, requiring particular vigilance with young children. Access to the villa is via a track less than a kilometer long.
Exterior
Set in the heart of a 4,400 m² private olive grove organized in terraces, Villa Caleou enjoys an open, calm environment, with unobstructed views over the Callian countryside. Outdoor spaces are organized around several stone terraces, linked by staircases, offering different places to gather throughout the day. The main terrace, partially covered by a wisteria pergola, is ideal for meals and relaxation. Down below, an outdoor kitchen with barbecue, a large table for al fresco dining and a pool house complete the ensemble, creating a setting conducive to shared get-togethers.
Pool
The outdoor swimming pool, measuring 10 × 5 meters, is set on a dedicated terrace slightly below the main house. Heated as an option, it is accessible all day long and enjoys unobstructed views of the surrounding countryside. Sun loungers around the pool allow you to make the most of sunny days. Nearby, the outdoor kitchen and pool house with toilet and shower complete this space, designed to alternate between swimming and relaxing.
Pool heating availability and pricing
1 April to 31 October: €150 /week
Outside of these dates, pool heating is not available unless agreed in advance with the owner.
Interior
This characterful stone house is organized on two levels and has been completely renovated, combining contemporary comfort with Provencal charm. The living spaces on the main level include an open-plan kitchen, dining room and lounge, with large sliding patio doors opening onto the terrace, and a separate lounge with fireplace. The four bedrooms are divided between the main house and two independent bedrooms, each with its own bathroom or shower room. All are decorated with care and quality materials, creating a warm and welcoming atmosphere.

This villa can accommodate up to 8 people in 4 bedrooms and 4 bathrooms:
Second floor:
Bedroom 1: with 2X convertible Queensize bed (80X190), and en-suite bathroom with shower, washbasin and WC.
Bedroom 2: with Queensize bed (160X200), and en-suite bathroom with shower, washbasin and separate WC.
First floor:
Bedroom 3: with Kingsize bed (180X200), and en-suite bathroom with bathtub and shower, double washbasin, WC and outside access.
Annexe (located below the outdoor terrace):
Bedroom 4: with Queensize bed (160X200), and en-suite bathroom with shower, washbasin and WC.
Please note: The property also includes an independent studio located above the main house, with garden, kitchen, living room and bedroom. This studio is of a different standard to the main house. This studio may be suitable for teenagers or staff accommodation.
